Full Service Property Management
Our monthly management fee includes all of the following services:
Collection of rents
Serving of appropriate notices
Accurate accounting of monies collected
Handle tenant complaints
and requests 24-hours a day
Coordinate all preventative and necessary maintenance

Detailed record keeping
Provide detailed monthly report and proceeds

Our in-house maintenance team will conduct the following maintenance services:
maintain, protect, & enhance the physical aspects of the property
all tenant maintenance emergencies
Regular visitations and inspections of property
to maintain standard level of care
Assist owner in developing bid specifications
and securing competitive bids
Coordinate with contractors, vendors, and suppliers
Check work prior to approval of any payments

Property owners find our fee structure to be very competitive. A year of our services including leasing is not much more than the typical fees charged by professionals
for leasing only, with no ongoing management or rent collection.
Upon finding and placing a suitable tenant, a leasing fee is applied. This
one-time fee is equivalent to fifty percent (50%) of the monthly rent. For our leasing only services, our fee is equal to one month's rent.
Our monthly property management fee is ten percent (10%)
of the monthly rent or fifty dollars ($50.00), whichever is greater.
We strive to renew leases and keep upstanding tenants as long as possible.
To facilitate this, we apply a one-time processing fee of $100.00 per renewed lease.
