City Property Management manages furnished and unfurnished properties throughout Florida and Georgia.
If you are looking for a new residence, the first step is to contact us and provide brief details about yourself and about
the accommodations you require. We will then search our database for suitable properties for you to view. If
your request is not urgent, we will log your details so that we can contact you as soon as suitable properties become available.
It is best to start looking for accommodations about a month before you wish to move, because the nicer properties are viewed
and reserved quickly.

Viewings
Viewings will be arranged at times best suited to you, including evenings and weekends, and you will be accompanied
by a member of our staff who can give advice and answer any questions you may have. Application Process
Once you have decided on a property, you must complete the application process by completing
an application and paying a non-refundable processing fee of $20.00. |
References
We require satisfactory
references from your employer, and a previous or current landlord. We may also require a personal reference, and in
addition a credit check will be undertaken. We may use the services of an independent referencing company to obtain
and evaluate these references.
Deposit
Once you have been approved for
tenancy, you will need to place a refundable deposit down, usually equivalent to 50% - 100% of one month's rent depending
on the property. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy
agreement. When your lease period ends and
you have met all the expectations outlined in your lease, your deposit will be returned to you within 30 days.
Please note: under no circumstances can the deposit be used to cover any rent due. Rent
Rent is quoted calendar monthly, and payable monthly in advance.
The tenant is also typically responsible for Water, Gas (if applicable), Electricity and Telephone costs. However each
property varies slightly. All rent is payable to Capital City Property Management. All mailed rent payments
must be postmarked by 5:00pm on the 5th day of the month.
